Belmont Market Development

A Mixed-Use Master Plan Project

We have been building this master plan development for Ledcor Properties since 2018 and completed the 6th five-storey residential wood-framed structure in 2024. This development provided 525 residential units over a combination of condo and market rentals.

With emphasis on all project priorities, Cost, Schedule, and Quality, these projects have brought significant challenges that were overcome by conducting a Value-Engineering process during the Design Development phase to ensure the client’s expectations were met.  Strategies such as factory pre-fabrication of the structure, substitution of readily available, high-quality materials, and design review/input with key trade contractors were implemented to achieve the project’s goals.

The Crossing included 156 units built in two phases over a commercial level and a shared parkade. We coordinated a unique turnover in three stages; starting with the commercial units handed over ahead of the residential and then each residential block received independent occupancy. The East and West Residences Strata complexes were built next as stand-alone wood framed buildings, each with 80 units in one and 85 the other, each built over their own parkade. The final two block phase with 159-unit full market value condo-quality rentals built over a shared parkade.
To tie it all together beautiful landscaping surrounds it all and includes firepits and seating areas, a pet park, outdoor yoga space, and a private natural conservations area complete with a raised boardwalk built to preserve flora biodiversity.
